about cahbi
cahbi is a buyer-advocacy platform operated by Lonely Brew Club. Our licensed broker, John Palmer (CA DRE 010-55719 · NMLS 240187), provides real estate representation and mortgage brokerage services to California home buyers. By using this platform, you agree to these terms.
eligibility
cahbi services are available to individuals who are at least 18 years of age and are seeking to purchase residential real property in California. By submitting an intake form or creating a buyer portal account, you represent that you meet these requirements.
services provided
Through cahbi, John Palmer provides:
- Real estate buyer representation: exclusive buyer agency under a signed Buyer Representation and Broker Compensation agreement (BRBC), governed by California Association of Realtors (CAR) forms and applicable California real estate law
- Mortgage brokerage: loan origination and submission to wholesale lender partners, including pre-approval analysis using Fannie Mae Desktop Underwriter (DU)
- Transaction coordination: support through offer, escrow, and closing on California residential properties
cahbi is a buyer-only service. We do not represent sellers, listing agents, or lenders in transactions where we are acting as your buyer agent.
no guarantee of approval or outcome
Use of cahbi's services does not guarantee mortgage approval, pre-approval, or the successful purchase of any property. All loan decisions are subject to final underwriting by the applicable lender and are contingent on verification of your financial information, property appraisal, title clearance, and other underwriting conditions. “A clear answer in 24–48 hours” refers to our commitment to communicate the results of the pre-approval review process promptly. It is not a commitment to lend. Real estate transactions involve inherent risk, and no outcome can be guaranteed.
buyer representation agreement (BRBC)
Access to MLS listing data through the cahbi portal requires a signed Buyer Representation and Broker Compensation agreement (BRBC). The BRBC governs the scope of representation, compensation terms, and exclusivity as required by California law. You will be presented with the BRBC for review and signature before accessing property listings. The BRBC is a CAR standard form; your broker will walk you through its terms before execution.
MLS data and listing information
Property listings accessible through the cahbi portal are provided through the California Regional MLS Virtual Office Website (VOW) program. Listing information is deemed reliable but not guaranteed. All MLS data is provided for your personal, non-commercial use in connection with your home purchase. You may not reproduce, distribute, or commercially exploit MLS data obtained through cahbi.
your responsibilities
- Provide accurate, complete, and current information in your intake form and buyer portal
- Notify us promptly of any material changes to your financial situation, employment, or property goals during the transaction process
- Keep your portal login credentials confidential and notify us immediately of any unauthorized access
- Review all documents carefully before signing, and ask questions if anything is unclear
intellectual property
The cahbi platform, including its software, design, content, and brand elements, is owned by Lonely Brew Club. Nothing in these terms grants you any right to use our trademarks, brand name, or platform code. You retain ownership of the documents and information you submit to the platform.
limitation of liability
To the fullest extent permitted by applicable law, cahbi, Lonely Brew Club, and John Palmer shall not be liable for any indirect, incidental, special, or consequential damages arising out of your use of the platform or real estate and mortgage services, including but not limited to loss of a property, failure to obtain financing, or changes in market conditions. Our total liability for direct damages shall not exceed the amount of fees, if any, paid by you in connection with the specific transaction giving rise to the claim.
governing law
These terms are governed by the laws of the State of California, without regard to its conflict of law provisions. Disputes arising under these terms shall be resolved in the state or federal courts located in Los Angeles County, California, and you consent to personal jurisdiction in those courts.
changes to these terms
We may update these terms from time to time. When we do, we will update the effective date above and notify active portal users by email. Continued use of the platform after changes take effect constitutes acceptance of the revised terms.
