Buying a home in California?

Could John help with your closing costs?

When the seller agrees to pay John Palmer’s fee and your lender approves it, John can put that fee toward your closing costs, sometimes covering all of them.

How much depends on the size of that fee, how much of it John contributes, what your lender and loan program allow, and what your final paperwork says. Some purchases will not qualify, so nothing is settled until it is in writing.

John Palmer · Real Estate Agent & Broker · Sr. Loan Officer
CA DRE 010-55719 · NMLS 240187

Your home. Your loan. Your advocate.

Where the money comes from

This comes out of John’s own fee, and it only exists because he is representing you on the purchase. When it applies, it goes straight to escrow and lands on your closing costs. No money reaches your hands, and it is not a grant or a down-payment program.

A short form. Your name, how to reach you, and what you are hoping to buy.

02

Talk it through with John

He walks you through working together and what he can put toward your costs. The seller has to agree to pay his fee.

03

Find out what applies

Your lender and loan program decide how much of it can land on your closing costs. That number goes in your paperwork.

John Palmer

Your buyer-side advocate

The home and the loan, handled together.

John has been doing this in California for 36 years, as both a real estate broker and a senior loan officer. That means the house and the loan are being handled by the same person, so the two halves of your purchase stay in step instead of talking past each other.

Plain language, always. We’ll walk you through it.

Straight answers

Will it cover everything?

Sometimes all of it. Sometimes part. And on some purchases, none of it. You will have the real number before you are committed to anything, so do not build your budget around it until then.

Am I signing up for something?

No. The form starts a conversation, nothing more. Working with John and getting a loan are two separate agreements, and you will read both before you decide anything.
